Payments & Billing


Q: Is a deposit required when renting a unit?
A: No, we do not currently require deposits on our units. 

Q: What methods of payment are accepted?
A: We accept ACH bank transfer and Visa, Mastercard, Discover, and American Express credit/debit card payments. If you need other arrangements, please contact us

Q: What is the late payment fee?
A: If rent is received five (5) or more days after the due date, a late fee of $20 will charged each month the rent or any part thereof is past due.

Q: When is rent due?
A: Rent is due on the 1st of every month. Your rent is pro-rated from the move in date to the end of the current month.

Q: How do I make my rent payments?
A: You can make your payments securely online in the tenant portal where you can manage your account 24/7. We recommend enabling autopayments which can also be managed entirely by you at any time. 

Q: Are there any other fees?
A: There is a $20 (non-refundable) one-time admin fee upon renting your unit. Fees for non-payment on your unit include: $20 late fee, $25 overlock fee, $50 lien fee, and $75 auction fee. 

Q: Is there a lease requirement?
A: No - These units are month-to-month rentals.

Q: What does it mean if I find a red lock on my unit?
A: This is an overlock which means your account is 30 days past due and we've revoked access to your unit until the balance is settled. If you find a red lock on your unit, log into your tenant account to view your balance. Past due balances can only be paid in full once overdue. If you need other payment arrangements, please contact us. If balance goes unpaid after lockout, your unit will go into lien status and then auction. 

Units 


Q: Is there anything I can't store in my unit?
A: You are not to store food or any perishable items in the space. You also cannot store collectibles, heirlooms, jewelry, works of art or any property having special or sentimental value to yourself. Our rental agreement waives your right to any claims of emotional or sentimental attachment to any stored property. Storage units are not to be used for residential occupancy either for any period of time and is immediate grounds for termination of the rental agreement. Additionally, you may not store any flammable materials, explosives or other inherently dangerous materials.

Q: Is there electric in any of your units?
A: Currently no, there is no electric available in these units. 

Q: Are these units climate controlled?
A: No, these units are not climate controlled. Please store your items accordingly to Minnesota weather. We recommend storing on palettes off the ground and/or in plastic tubs/totes. 

Q: Is my unit locked upon new rental?
A: Yes! We lock all unoccupied units. After completing checkout on a new unit, you will receive the code to remove the lock and can access your unit immediately. If you use your own lock, please use a disc or cylinder lock.

Q: Can I keep the lock on the new unit after renting?
A: You can either keep it to use, or you can return it to one of our lock drop boxes on site. 

Facility


Q: Who is responsible for snow removal?
A: We handle the snow plowing for main driveways but you are responsible for removing the snow directly in front of your unit. 

Q: Is there security cameras at the facility?
A: Not currently, but we might add this in the future. If you have theft or issues involving a crime with your unit, please contact the police. 

Q: What are the access hours to my unit?
A: You can drive-up access your unit 24/7!

Q: Is there any rodent or pest control at this facility?
A: Yes, we have regular professional pest control monitor and treat our facility grounds.

Move Out 


Q: How do I notify the manager of move out when I am done with my unit?
A: You can request a move-out in your tenant portal! You will give the requested move-out date. Please make sure that your belongings are cleaned out by this date. The manager will finalize your move out after verifying that the unit is cleaned out and swept and left in acceptable condition. 

Q: How many days notice do I need to give upon moving out?
A: Your request must be sent at least 14 days prior to the end of the month. You will not see the option to request a move out during the last half of the month due to it being less than 14 days to the next billing date. 

Storage Tips

  • Create an inventory list upon moving your items in and label all boxes to easily locate in the future. 
  • Use wood palettes to keep boxes off the ground in case of environmental factors causing water leakage. 
  • Use plastic totes vs cardboard boxes - weather and temperature fluctuations can cause condensation buildup or humidity.
  • Protect your items! We offer tenant protection for a reason. 
  • Utilize vertical space to maximize storing.
  • When stacking vertically, always stack heaviest on the bottom to lighter on top. 
  • Wrap all fragile or breakable items in bubble wrap or other protective wrap. 
  • Never store glass, mirrors, or other items like picture frames flat - stand them up. 
  • Never store food, perishables, or anything that could attract rodents, bugs, or other pests. We have our facility regularly treated by a professional company, but this does not guarantee anything. 
  • If you are storing a vehicle for an extended period of time, be sure to get the oil changed first, top off the gas tank, add a fuel stabilizer, inflate your tires to recommended tire pressure, and hit the car wash on the way. You'll want to check inside the vehicle for any food or garbage and vacuum it out as well to prevent any unwanted rodents moving in.
  • Break down furniture as much as possible to maximize space as it tends to be bulky. Remove table legs and store the table tops vertically, take apart all headboards and bed frames then store mattresses vertically. 
  • Be sure to cover all furniture with old sheets or other coverings to keep out dirt and dust. You can use tarps to help combat any moisture. Be sure to place a protective covering on the ground before storing things like mattresses on the ground or elevate on palettes. If leaning against the wall, we recommend covering it with a waterproof covering such as a tarp as condensation can run down walls.
  • Be cautious if storing electronics - remove any power cords and cover if possible completely in waterproof covering or containers.
  • Be sure any appliances are CLEAN prior to storing to prevent either mold or unwanted pests/rodents.
  • Keep a walk way in your unit along the one side at least for accessing your items. 
  • Place items in the front that will need to be accessible from time to time.
